Terms of Service

These Terms of Service (“Terms”) govern your access to and use of parcelvitals.ai and related services (the “Service”), operated by Parcel Vitals LLC (“ParcelVitals,” “we,” “us,” or “our”). By creating an account, purchasing a report, or otherwise using the Service, you agree to these Terms. If you don't agree, please don't use the Service.

1. What ParcelVitals is

ParcelVitals compiles public records — building permits, tax delinquency, foreclosures, lis pendens, code violations, deed transfers, zoning cases, and similar public and commercial data — about a given property, and uses AI to summarize and analyze that information into a Parcel Report or a recurring Daily Intelligence Brief. We're launching city by city, starting in Austin, TX.

2. Accounts

Some parts of the Service — buying a 5-Report Pack, subscribing to Daily Intelligence Briefs, or reviewing past reports — require an account. You're responsible for keeping your login credentials confidential and for all activity under your account. You must be at least 18 years old and able to form a binding contract to create an account.

3. Purchases, credits, and cancellation

Payments are processed securely by Stripe. Depending on the option you choose:

  • Single Report is a one-time purchase — no account or subscription required.
  • 5-Report Pack credits are tied to your account and do not expire.
  • Daily Intelligence Briefs is a recurring monthly subscription that includes complimentary report credits each billing period; those complimentary credits don't carry over to the next month, and you can cancel the subscription at any time from your account — cancellation takes effect at the end of the current billing period.

Because each Parcel Report and Brief is generated on demand from live public-record lookups and AI processing, purchases are generally final once a report has been generated. If something went wrong with your order — a failed payment, a duplicate charge, or a report that failed to generate — contact us and we'll make it right.

4. Acceptable use

You agree not to:

  • Use the Service for any unlawful purpose, or in violation of fair-housing or anti-discrimination law
  • Scrape, reverse-engineer, or systematically extract data from the Service outside of your normal account use
  • Resell or redistribute ParcelVitals reports as a standalone commercial data product without our written permission
  • Attempt to gain unauthorized access to other users' accounts or data, or interfere with the Service's operation

5. Data accuracy and no professional advice

ParcelVitals reports are compiled from public government records, commercial data providers, and AI-generated analysis. Public records can be incomplete, delayed, or contain errors that are outside our control, and AI-generated summaries can also be wrong or miss context.

ParcelVitals reports are provided for informational purposes only and do not constitute legal, financial, tax, appraisal, or real-estate advice. You should independently verify any information before making an offer, investment, or other decision, and consult a licensed professional (real estate agent, attorney, appraiser, etc.) where appropriate.

6. Intellectual property

The ParcelVitals name, logo, website, and underlying software are owned by Parcel Vitals LLC. The report you purchase is licensed to you for your own personal or business use in evaluating that property — it isn't a license to republish or resell the report itself as a product.

7. Third-party services

The Service relies on third parties — including Stripe for payments, Google for sign-in and address lookup, and various public and commercial data providers for the records behind our reports. We aren't responsible for outages, errors, or data issues originating from those third parties, though we'll do our best to work around them.

8. Disclaimer of warranties

The Service is provided “as is” and “as available,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We don't guarantee the Service will be uninterrupted, error-free, or that every report will be complete or fully accurate.

9. Limitation of liability

To the fullest extent permitted by law, ParcelVitals and Parcel Vitals LLC will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any decision you make in reliance on a report. Our total liability for any claim relating to the Service is limited to the amount you paid us in the 12 months before the claim arose.

10. Termination

You may stop using the Service and close your account at any time. We may suspend or terminate access to the Service for anyone who violates these Terms or misuses the Service.

11. Governing law

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles, and any disputes will be resolved in the state or federal courts located in Travis County, Texas, unless applicable law requires otherwise.

12. Changes to these terms

We may update these Terms from time to time. If we make material changes, we'll update the “Last updated” date above and, where appropriate, notify you directly. Continuing to use the Service after changes take effect means you accept the updated Terms.
