Privacy Policy

1. Information we collect

Account information. When you create an account, we collect your email address, an optional display name, and a password (stored as a salted hash — we never store or see your plaintext password). If you sign in with Google instead, we receive the basic profile information Google shares with us (your name, email address, and profile photo).

Payment information. Report and subscription purchases are processed by Stripe. We do not collect or store your card number, CVV, or full billing details ourselves — Stripe handles that, and shares with us only what we need to grant credits and manage your subscription (such as your Stripe customer ID, purchase amount, and subscription status).

Property searches and reports. When you request a Parcel Report, we store the address or parcel you searched for and the generated report, associated with your account, so you can revisit past reports.

Usage analytics. We use Plausible Analytics to understand aggregate site traffic (e.g., which pages are visited and from where). Plausible does not use cookies and does not collect or store any personally identifiable information — we cannot identify you individually from this data.

Error diagnostics. We use Sentry to catch and diagnose bugs in your browser. When an error occurs, Sentry may capture technical details like your browser type, the page you were on, and a snapshot of what the application was doing — this helps us fix problems, and is not used for tracking or advertising.

2. How we use information

We use the information above to:

• Create and maintain your account, and let you sign back in
• Generate the Parcel Reports and Daily Intelligence Briefs you request or pay for
• Process payments and manage report credits or subscriptions
• Send transactional email, such as receipts, report delivery, or account notices
• Diagnose and fix bugs, and understand how the Service is used in aggregate
• Comply with legal obligations and enforce our Terms of Service

We do not sell your personal information, and we do not use your account activity for third-party advertising.

3. How we share information

We share information only with the service providers that help us run ParcelVitals, and only to the extent needed for them to do their job:

• Stripe — payment processing
• Google — sign-in (OAuth) and address autocomplete (Places API)
• Plausible — aggregate, anonymous site analytics
• Sentry — client-side error monitoring
• Cloud hosting and email delivery providers — to run our servers and send transactional email

The property-level data behind our reports (permits, liens, foreclosures, code violations, and similar public records) comes from public government and commercial data sources. That is public-record information about properties, not about you — it is not linked to your account except in the reports you generate.

We may also disclose information if required by law, subpoena, or other legal process, or to protect the rights, property, or safety of ParcelVitals, our users, or the public.

4. Cookies and tracking

ParcelVitals does not use advertising or cross-site tracking cookies. Our analytics provider (Plausible) is cookie-free by design. Signing in uses a browser-local session token rather than a tracking cookie. We do not currently show a cookie consent banner because we do not set non-essential cookies.

5. Data retention

We keep your account information and report history for as long as your account is active, so you can access your past reports. If you delete your account, we delete or anonymize your personal information within a reasonable period, except where we are required to retain records (for example, payment records for tax or legal purposes).

6. Your choices and rights

You can review and update your account information at any time from your account page. To request a copy of your data, or to request that we delete your account and associated personal information, contact us at the email below. Depending on where you live, you may have additional rights under laws such as the California Consumer Privacy Act (CCPA) or the EU/UK General Data Protection Regulation (GDPR); we will honor requests consistent with applicable law.

7. Children's privacy

ParcelVitals is intended for real-estate investors and professionals and is not directed to children. We do not knowingly collect personal information from anyone under 16. If you believe a child has provided us with personal information, contact us and we will delete it.

8. Security

We use industry-standard measures — including encrypted connections (HTTPS), encrypted-at-rest storage where supported by our providers, and hashed passwords — to protect your information. No method of transmission or storage is 100% secure, and we cannot guarantee absolute security.

9. Changes to this policy

We may update this Privacy Policy from time to time. If we make material changes, we'll update the “Last updated” date above and, where appropriate, notify you directly (for example, by email).
